- Compensation: Above Market Base + Deal Bonuses (per closed deal) + Performance Bonus + Equity Options
The Director of Acquisitions will be responsible for sourcing, evaluating, and securing distressed and value-add retail strip centers that align with West Hive Capital’s revitalization strategy.
This individual must have strong broker relationships, deep market knowledge, and the ability to execute deals efficiently from LOI to closing.
Key Responsibilities
- Deal Sourcing & Lead Generation:
- Identify and source distressed and value-add retail properties through broker relationships, direct outreach, and market intelligence
- Utilize West Hive Capital’s HubSpot CRM, automated lead systems, and direct outreach campaigns to maintain a steady pipeline of opportunities
- Leverage personal industry connections to bring in high-potential off-market deals
- Attend industry networking events, real estate conferences, and investment summits to expand deal flow sources
- Underwriting & Due Diligence:
- Conduct financial analysis, underwriting, and modeling to assess deal viability
- Perform property-level due diligence, including lease reviews, financials, and risk assessments
- Present acquisition opportunities to leadership with detailed investment memos and ROI projections
- Work closely with legal teams and consultants to ensure proper structuring and risk mitigation in transactions
- Negotiation & Closing:
- Lead negotiations with brokers and sellers to secure the best possible deal terms
- Structure and submit Letters of Intent (LOIs) and manage contract negotiations
- Oversee the closing process, ensuring seamless coordination between attorneys, lenders, and investors
- Pipeline & Strategy Development:
- Develop and refine acquisition strategies based on evolving market conditions
- Track and report KPIs on acquisition volume, deal success rate, and capital deployment
- Collaborate with leadership to shape the company’s long-term acquisition roadmap
Qualifications & Experience
- 10+ years of experience in commercial real estate acquisitions, specifically in distressed and value-add retail properties
- Strong existing network of broker relationships and a proven track record of sourcing off-market deals
- Extensive experience in underwriting, financial modeling, and deal structuring.
Ability to negotiate and close deals independently - Proficiency in real estate financial software (Excel, ARGUS, CoStar, HubSpot CRM, etc.)
- Deep knowledge of debt financing, market trends, and investment structures
- Exceptional communication, networking, and deal execution skills
