Director of Capital Markets

The Director of Capital Markets will lead all aspects of equity and debt capital sourcing, investor relations, and financial structuring.

This individual must have deep connections with institutional and high-net-worth investors, a strong understanding of debt structuring, and the ability to raise capital efficiently for multiple acquisitions each year.

Key Responsibilities

  • Investor Relations & Fundraising:
    • Develop and execute capital-raising strategies for individual deals and potential future fund structures
    • Build and nurture relationships with institutional investors, family offices, high-net-worth individuals, and private equity groups
    • Create and deliver investor presentations, pitch decks, and financial performance updates
    • Host investor events, webinars, and networking functions to drive engagement
    • Maintain an active pipeline of prospective investors, ensuring consistent funding for acquisitions
  • Debt & Financing Strategy:
    • Lead debt structuring and negotiations with lenders, including banks, debt funds, and private lenders
    • Optimize capital stack structures to maximize investor returns while minimizing risk. Manage lender relationships, ensuring access to the most competitive financing terms available
    • Oversee debt procurement for acquisitions, refinancing, and construction loans
  • Capital Markets Strategy & Execution:
    • Establish and refine capital-raising processes to increase efficiency and success rates
    • Identify and secure new sources of equity and debt capital
    • Track market conditions, interest rate trends, and investor appetite to align strategies with evolving economic landscapes
    • Ensure compliance with SEC regulations, investor disclosures, and legal structuring
  • Financial Reporting & Investor Communications:
    • Provide quarterly and annual financial performance updates to investors
    • Oversee investment reporting, fund distributions, and investor relations tracking
    • Manage investor CRM (HubSpot) to track engagement, capital commitments, and reporting

Qualifications & Experience

  • 7+ years of experience in real estate capital markets, investor relations, or institutional fundraising
  • Proven track record of raising $10M+ annually for commercial real estate investments
  • Deep existing relationships with private equity firms, institutional investors, and high-net-worth individuals
  • Strong experience in debt structuring, term sheets, and financial negotiations
  • Expertise in real estate financial modeling, capital stack structuring, and deal financing
  • Proficiency in investment management software, CRM tools (HubSpot), and financial platforms
  • Excellent presentation, negotiation, and relationship management skills

Compensation & Benefits

  • Base Salary: Above Market (based on experience)
  • Fundraising Bonus: 1%-2% of equity raised per deal
  • Performance Bonus: 10%-20% annual bonus for hitting capital targets
